Most AC breakdowns in the UAE start as small problems a service would have caught: a drain line slowly filling with sludge, a coil clogged with dust, a capacitor weakening, or a refrigerant leak beginning at a joint. Regular servicing keeps cooling strong through summer, holds electricity use down, and gives you warning before a fault turns into a repair.

We service split, ducted and window air conditioners for homes and businesses in Dubai and across all seven emirates, from a single bedroom unit to every system in a villa or office.

What a full AC service includes

A quick filter rinse is not a service. A full service should cover the indoor unit, the outdoor unit, the electrics and a performance check.

Indoor unit

• Remove, clean and refit the air filters
• Clean the evaporator coil, using a coil cleaning solution where it is heavily soiled
• Clean the blower wheel and fan housing, where dust and slime build up
• Flush the condensate drain line and clean the drain pan
• Check the louvres, casing and mounting

Outdoor unit

• Clean the condenser coil of dust, sand and debris
• Check the fan blade and motor
• Check mounting, vibration pads and clearance around the unit
• Inspect pipe insulation for UV and weather damage

Electrical checks

• Inspect and tighten terminal connections
• Check the capacitor and contactor for wear
• Confirm the unit is drawing normal current

Performance check

• Measure the air temperature difference across the indoor coil
• Check refrigerant operating pressures for signs of a leak or undercharge
• Run the system and confirm cooling and drainage

You get a short summary of what was found, including anything that needs attention before it becomes a breakdown.

How often should AC be serviced in the UAE?

There is no single rule, because usage and dust levels vary. As a practical guide:

• Filters — check and clean them every few weeks during heavy use. Homes near construction, with pets, or with doors often open need more frequent cleaning.
• Full service — many UAE owners book at least two full services a year, with one timed before the summer peak.
• Heavily used systems — offices, shops, and rooms with AC running around the clock may need a quarterly service.

Following the manufacturer’s recommendations matters too, as some warranties expect regular servicing.

Signs your AC needs a service now

• Cooling feels weaker than last year
• The unit runs constantly without reaching the set temperature
• Water drips from the indoor unit
• A musty or damp smell when the AC starts
• Dust blowing from the vents
• Electricity bills have risen without a change in use
• Ice on the indoor coil or pipes

If the unit has stopped cooling completely, trips the breaker or makes grinding noises, book an AC repair instead.

What regular servicing achieves

Better efficiency. Clean coils transfer heat more easily, so the compressor runs for less time to achieve the same cooling. The dirtier the coil, the harder and hotter the system works.

Fewer breakdowns. Blocked drains, weak capacitors and early refrigerant leaks are found and dealt with during the service, not in the middle of a July night.

Longer equipment life. Compressors last longer when they are not working against dirty coils, low refrigerant or poor airflow.

Cleaner air. Cleaning the coil, blower and drain pan removes the dust and slime that cause musty smells.

Servicing ducted and concealed systems

Ducted units sit above false ceilings, so they are easy to forget. They still need their filters, coil, drain pan and drain line serviced, usually through an access panel. Return-air filters in ducted systems often load up faster than split-unit filters because they serve larger spaces. Tell us where the access panels are, or if there are none, so we can plan the visit.

What you can do between services

• Clean or vacuum washable filters regularly, letting them dry before refitting
• Keep the outdoor unit clear of stored items, plants and debris
• Avoid setting very low temperatures, as it makes the system work harder without cooling the room faster
• Close windows and doors while the AC runs
• Note any new noises, smells or drips, and tell us at the next visit

One-off service or maintenance contract?

A one-off service suits a single unit or an occasional check before summer. If you have several units, manage rental properties, or want servicing done on schedule without having to book each visit, an annual maintenance contract is usually simpler. It can also include plumbing, electrical and other systems in the same property.

What affects the cost

The cost depends on the number and type of units, whether coils need a chemical wash, access to outdoor and concealed units, and whether any repairs are needed. Repairs found during a service are always quoted before work starts.

AC servicing across the UAE

We service air conditioning in Dubai, Abu Dhabi, Sharjah, Ajman, Ras Al Khaimah, Fujairah and Umm Al Quwain. Our office is in Al Khabaisi, Dubai. Visits within Dubai are free; outside Dubai a AED 250 site-visit charge applies, which is fully deducted from the service cost if you go ahead. All visits are scheduled in advance.

Preparing for the summer peak

The weeks before summer are the best time to service. Systems that coped in spring suddenly run for hours at full load, and that is when weak capacitors fail, partly blocked drains overflow and dirty coils push pressures too high.

A pre-summer service gives you time to repair anything that is found, while booking is easier and before the hottest weather arrives. If you are away for part of the summer, consider servicing before you leave and asking for the drain lines to be checked, since a blockage in an empty home can go unnoticed for weeks.

Servicing for landlords and property managers

Rental properties benefit from a service between tenancies as well as on a regular schedule. Service records help show the condition of the units at handover, and they are useful if a dispute arises over a breakdown. For portfolios of apartments or villas, an annual maintenance contract keeps every unit on the same schedule with one point of contact.
