Dubai’s homes and buildings range from 1970s low-rise blocks in Deira to new towers in Business Bay and villa communities spread along the city’s edge. Each type of property brings its own practical considerations, from how AC outdoor units are positioned in a tower to which permit a contractor needs to enter a gated community.

Working in Dubai’s different property types

Villa communities

Communities such as Arabian Ranches, Dubai Hills, Jumeirah, Al Barsha and Mirdif are mostly villas and townhouses. Owners are usually responsible for every system on the plot: AC, water tanks, transfer and booster pumps, water heaters or a solar system, external drainage and garden lighting. Villas are where solar water heaters, whole-house filtration and booster pumps make the most sense, and where an annual maintenance contract saves the most effort.

Apartment towers

In towers such as those in JVC, JLT, Business Bay and Dubai Marina, work is usually limited to the apartment’s own systems. AC outdoor units may sit on balconies, in shared plant areas, or be replaced by a central chilled-water supply with only fan coil units in the apartment. Where cooling is supplied centrally, the apartment’s equipment and the building’s chilled-water system have different owners, and we will tell you which side a fault appears to be on.

Older buildings

Areas such as Deira, Bur Dubai and Karama have many older buildings. Common issues include ageing galvanised pipework, older electrical installations not designed for today’s AC and appliance loads, and window or older split AC units due for replacement. These properties often benefit from electrical fault finding and leak detection before larger renovation work.

Permits, access and building rules

Most of the delays in Dubai maintenance work come from access, not from the work itself. Before booking:

  • Gated and master-planned communities often require contractors to hold an access or work permit issued through community management. Owners or tenants sometimes need to request it in advance.
  • Apartment buildings may require notice to building management, set working hours for noisy work, and specific rules on where AC outdoor units, pipework and equipment may go.
  • Larger alterations such as new electrical supplies, major rewiring or structural changes may need an NOC or approval from the building, the developer or the relevant authority.
  • Tenants should get landlord approval for installations and alterations.

Tell us the community or building name when you book, and we will let you know what is usually required.

Dubai utilities and regulations

Electricity and water in Dubai are supplied by DEWA. New electrical connections and changes to supply capacity go through DEWA’s processes, and some electrical work needs an appropriately approved contractor.

Building works and permits fall under Dubai Municipality, and new buildings are subject to Dubai’s green building requirements through the Al Sa’fat system. Dubai Municipality has encouraged solar water heating in new villas and other building types since its 2011 circular on solar water heating systems. If you are building or extending, your consultant should confirm current requirements.

Seasonal notes for Dubai properties

Dubai’s summer, roughly June to September, is the hardest period for building systems. AC runs almost continuously, pumps work harder as water use rises, and roof tanks heat up. The months before summer are the best time for AC maintenance, pump checks and tank cleaning.

Many residents travel in summer. An empty property with AC set to a moderate temperature, drains checked and water heaters switched off is far less likely to suffer a blocked AC drain, a dry, smelly floor drain or an unnoticed leak.

How to book in Dubai

  1. Tell us your area, community or building name, and the service you need.
  2. Mention any permit or access requirements you already know about.
  3. Send photos where possible.
  4. We confirm the visit time and what the technician will need on arrival.

Site visits within Dubai are free and are scheduled in advance with you.

Water tanks and supply in Dubai villas

Most Dubai villas store water before use. Mains water from DEWA fills a ground or underground tank, a transfer pump lifts it to a roof tank, and a booster pump often provides pressure to the bathrooms. This arrangement is behind many Dubai maintenance calls: pumps that cycle or fail in summer, roof tanks that heat up, sediment from tanks that have not been cleaned, and low pressure on upper floors. Booster pumps, whole-house filtration and regular pump maintenance are usually more relevant to Dubai villas than to apartments, where these systems are shared and run by the building.

Landlords and tenants in Dubai

Who pays for maintenance is usually set out in the tenancy contract. Dubai’s rental law generally places responsibility for maintenance and repairs on the landlord unless the contract says otherwise, while minor day-to-day items are often agreed as the tenant’s responsibility. If you are a tenant, check your contract and tell your landlord or agent before booking larger work. If you are a landlord or property manager, a maintenance contract can cover routine servicing across your properties, with reports you can share at tenancy changes.

Frequently asked questions

Do you cover all areas of Dubai?

Yes, across the emirate, including Hatta.

Do I need a permit for maintenance work in my community?

Many gated communities require a contractor access or work permit. Check with your community management, or tell us your community and we will advise.

My apartment has central cooling. Can you still help?

Yes, with the fan coil units, thermostats and drains inside the apartment. Faults in the building’s chilled-water supply are handled by the building or the cooling provider.

Can you work outside normal hours in Dubai?

Our normal hours are Monday to Saturday, 9 am to 6 pm. 24/7 emergency support is available to customers on an annual maintenance contract (AMC).

Can one company handle my villa’s AC, plumbing and solar heater?

Yes. Many Dubai villa owners combine them in one maintenance contract.

Can you send reports to my landlord or property manager?

Yes. With your agreement, we can share visit summaries and quotes with the landlord or agent.

Do you work in Dubai’s industrial areas?

Yes, including warehouses and workshops in areas such as Al Quoz and Al Qusais, mainly for pumps, plumbing and electrical work.

Is it better to service AC before or after Dubai’s summer?

Before. A service in spring catches weak parts and blocked drains before the units run flat out from June to September.

Can you help with a property I am buying or moving into?

Yes. A check of the AC, plumbing, water heaters and pumps before you move in shows what needs attention and helps you plan maintenance from the start.
